As represented in other parts of this presentation, the Harborage firm provides consulting in the areas of architecture, construction, management, loss control, marketing and training. If desired, the firm will place representatives at the client's property for an extended time to train the general manager and their associated staff.

In addition the companies have consulted nationally and internationally with clients including Grand Casinos, FOX Themed Entertainment USA, FOX Studios Australia, Lend Lease Limited Australia and Village Road Show.

Joyce McReynolds - Executive Vice President

Ms. McReynolds has over 25 years experience in the real estate development, hospitality and entertainment industry. She has been instrumental in developing over 85 real estate properties involving over 700 million dollars of value.

Ms. McReynolds created the highly successful Original Sports Bar concept, along with others in 1985, which eventually developed locations in 14 cities throughout the US from coast to coast.

In 1986, she formed Harborage, a management company to provide management of the facilities and McTP. Inc. a construction and consulting firm. Managing properties with gross revenues in excess of 50 million dollars annually. Ms. McReynolds was in charge of property development, themeing and outfitting, merchandising and monitoring all the financial activities of each property and the overall company objectives. In addition she controlled the activities of over 3,000 employees.

In 1989, Ms. McReynolds was granted the contract to convert Navy Base Clubs into Original Sports Bars and eventually constructing 5 of these facilities in cities from Norfolk VA. to San Diego, CA.

Ms. McReynolds played a major roll in the concept and development of "multi venue" entertainment facilities along with long time business consultant Charles Greener, AIA. The most well known being "America Live" located at the Mall of America in Bloomington, MN. This "multi-venue" consists of over 55,000 sq. ft. of restaurants and 7 different nightclubs.

In 1992, Ms. McReynolds was awarded Operator of the Year by the Night Club and Bar Magazine. Additionally, Phoenix Live, one of her "multi-venue" facilities, won Night Club of the Year. In 1993 Gators nightclub at Mall of America was awarded Night Club of the Year.

In 1995, Ms. McReynolds successfully negotiated the licensing of the concepts for Australia and the Pacific Rim areas to Village Road Show. Ltd. The highly successful movie theatre and production company of Australia.

New location creation and implementation of strategic financial controls have been the strength and success for Ms. McReynolds development and management activities.

In 1998 after many successful years of operations, the associated companies sold the concepts to Jillian's Entertainment Corp.

Ms. McReynolds is currently assisting with investment opportunities of the company's resources and approving new development locations.

Charlie Greener received his Bachelor of Architecture degree from Texas Tech University. Following three years of internship, Greener opened his own architectural firm and eventually expanded that firm to include development and construction activities. While performing services for many clients and for it's own account, the firm accomplished development, architecture, management and consulting services for projects totaling almost one billion dollars ($1,000,000,000 US). Credits in this field include the design of over 10,000 apartments, 3,000,000 square feet of office space and 11 hotels in addition to 60+ clubs and restaurants.

Mr. Greener has been actively involved in the restaurant and nightclub industry since the mid 1970's. Accordingly, he has played a major role in revolutionizing the industry. Since 1990, working with Harborage, his assistance has led to the development and perfection of multi-venue entertainment concepts over 30,000-sq. ft., production of over 60 entities at locations throughout the nation, and over $60 million in annual sales. The most well known facility being "America Live!" at the Mall of America. This facility encompasses over 55,000 sq.ft. of restaurants and clubs including 7 different venues. New concept creation and implementation of unique operating visions have been the strength of Greener's development and management activities. While the prospect of a "challenge" drives Greener to bring an idea from conception into reality, his combined knowledge of architecture, construction and management allows him to focus very uniquely on the "whole picture" in concepted creations.

The various companies that Mr. Greener has worked for have earned numerous design awards from the Sheraton and Hilton hotel chains for excellence in design. The companies have also won awards as Operator of the Year along with three awards for Nightclub of the Year from Nightclub & Bar Magazine.

After many successful years of operation, those companies sold the operating units to Jillian's Entertainment Inc. in 1998.
The company currently consults with Jillian's on prospective locations and architectural aspects of their facilities. Additionally, the company is operating a consulting firm, which specializes in construction, architecture, management, marketing and risk management/loss controls for a wide array of business activities.

Mr. Greener has been a guest speaker at numerous industry functions including the Urban Land Institute, International Conference of Shopping Centers, Build Boston Association and was the Keynote speaker for the Eckline Communications Themed Entertainment Conference. Greener also has spoken and served as Panel Coordinator at numerous NightClub and Bar Magazine Convention Conferences and teaches an accredited course on Loss Control and Risk Management for the National Bar & Restaurant Association. Greener serves on the Advisory Board for NightClub & Bar Magazine and Restaurant Marketing Magazine.

Larry Sumrow Construction Administrator

Larry Sumrow, AIA


Planning and architecture is provided by Larry H. Sumrow, AIA. Mr. Sumrow is a licensed architect with 29 years experience in commercial design, real estate development, and construction management.

A 1972 graduate of Texas Tech University, with a Bachelor of Architecture Degree, he is a registered architect in Texas, North Carolina, and Florida. He is a member of the National Council of Architecture Registration Boards (NCARB) and the American Institute of Architects (AIA).

Mr. Sumrow is president of Southern Ventures, Inc. (SVI), a real estate development and design company, providing architectural and consulting services for development, design, and construction.

He has extensive experience in design, development, and construction management of a broad range of real estate projects, including office buildings, hotels, restaurants, recreational facilities, single and multi-family housing, retail centers, and other commercial developments.

In 1995, Mr. Sumrow and SVI associated with Perrin & Associates Inc., Architects, and its affiliate, Harborage International, Inc., a Hospitality Management Company, which consults on developing and managing restaurants, sports bars, night clubs and multi-venue entertainment complexes. Mr. Sumrow has managed the design and construction activities of Perrin/Harborage since 1996.

Past completed projects of the SVI/Perrin/Harborage team include:

  • All of the America Live! multi-venue entertainment complexes located in 10 cities throughout the United States.
  • Jillian's Entertainment complexes located in nine cities.
  • Numerous restaurants, nightclubs, and bars - most recently Beeloe's restaurant/bar/coffeehouse in Tempe, AZ, Sports City Cafe & Brewery in LaJolla, CA and Sports City Cafe in Mesquite (Dallas), TX.
  • Entertainment facility for Grand Casinos in Gulfport, MS.
  • Architects for U.S. Navy on-base entertainment facilities in San Diego, Norfolk, Charleston and Mayport.
  • Nine hotels including Hilton Hotels, Holiday Inns, a 500 room Sheraton South Padre Hotel and Resort, and a Sheraton Hotel and Conference Center in Denton, TX.
  • Recreational facilities including health clubs, tennis clubs, and bowling centers.
  • Numerous other projects covering a wide range of both residential and commercial facilities including office towers, shopping centers, garden office developments, townhomes & apartment & condominium developments, and residential subdivisions.

Before his association with Perrin & Associates/Harborage, Mr. Sumrow had previously served as officer or principal of three other architecture/development firms, specializing in office buildings, hotels, retail centers, and multi-family properties.

Michael Byers - CFO

As Chief Financial Officer of Harborage International, Inc., Michael Byers is responsible for managing the financial affairs of the company and its holdings. These services include those relating to financial accounting, corporate and partnership taxation, and oversight of the MIS and Human Resources areas.

Byers entered the hospitality field in 1991 and began his career as Tax Manager and Assistant CFO. He was promoted to a position of Chief Financial Officer in 1996. Prior to 1991, Byers activities included 10 years of experience in public accounting with Cheshier and Fuller, Inc. P.C. of Dallas, Texas, where he provided tax management advisory services to a diverse clientele.

Byers received his Bachelor Business Administration with a major in Accounting, from McMurry College in Abilene, Texas, in 1981. He became licensed to practice public accounting in the state of Texas in 1984 and is a member of the American Institute of Certified Public Accountants, Texas Society of Certified Public Accountants and the Dallas Chapter of Certified Public Accountants.
